RentCast vs DealCheck: rental data or deal analysis?

These tools answer different buying questions. Rental-market research informs an input; deal analysis tests what that input means for a proposed purchase.

Fit: evaluate RentCast when the bottleneck is rent comps and market monitoring. Evaluate DealCheck when the bottleneck is modelling a potential acquisition. You may need both, or neither paid plan.

RentCast API pricing is separate. Confirm billing selection, limits and current offers at checkout; no temporary promotional discount is assumed here. DealCheck supports property-analysis workflows, while RentCast focuses on rental data and portfolio monitoring.

Use the tools in the right sequence

  1. Define the property type, location and condition you are evaluating.
  2. Review relevant rent comparisons and explain why each comparable belongs in the set.
  3. Choose a supported rent assumption rather than simply taking the highest estimate.
  4. Model the purchase using explicit financing, vacancy, operating costs and repairs.
  5. Change the assumptions and examine whether the decision is robust.

An attractive return calculated from an unsupported rent input remains unreliable. Likewise, a long list of nearby listings does not answer whether a purchase works after financing and expenses. The distinction is why this comparison has no universal winner.

When a paid upgrade earns its place

Count the analyses or monitoring tasks you complete each month and identify the specific free-plan limit that slows you down. Do not pay merely because a paid tier exists. If you analyze occasionally and can work within the free limits, start there. If you repeatedly rebuild saved scenarios or need additional portfolio coverage, compare the upgrade against the time and continuity it buys.

A practical evaluation exercise

Use the same hypothetical property in both workflows. Save your inputs, record the date of the rent observations and note any unavailable data. Distinguish asking rents from achieved rents and estimates from evidence. Ask how to export the result so another person can audit your assumptions.
