Property-management software for 10–150 units
The goal is not to find the platform with the longest feature list. It is to buy enough operational control without paying for complexity you will not use.
Research standard: plan and pricing details are checked against vendor-published sources. When exact portfolio pricing is not public, we label it quote-dependent rather than inventing a number. See our methodology.
Why this portfolio range is different
At a handful of units, a landlord can often tolerate manual workflows. As the portfolio grows, rent collection, maintenance, lease renewals, bookkeeping and communication create enough repeated work that centralizing them becomes valuable. But a growing portfolio can still be too small to justify enterprise-level implementation and minimum spend.
Five questions to answer before comparing vendors
- Do you manage for yourself or for other owners? Professional managers usually need owner reporting, permissions and stronger accounting controls sooner.
- How many rent payments do you process? Transaction pricing can matter more than the subscription once payment volume grows.
- Do you need property accounting inside the platform? If yes, accounting depth should be evaluated before cosmetic features.
- How much maintenance coordination do you handle? Work orders, vendor communication and audit history become more important as the portfolio grows.
- What happens at your next size milestone? Check the cost and feature changes at 25, 50, 100 and 150 units before choosing.
Platforms worth including in an initial comparison
Buildium is positioned toward property managers that need a broader operational and accounting suite. RentRedi is positioned toward landlords and property managers seeking landlord-focused workflows. Stessa has a strong rental-property finance and investor orientation. Innago is built around a low-cost/free software model for landlords and managers. Hemlane is worth comparing when an owner wants software plus optional maintenance coordination, tenant communication and local operational help. See our Hemlane vs Innago comparison.
Those descriptions are starting points, not rankings. Your shortlist should change depending on whether you manage for third parties, your payment volume, accounting needs and the operational complexity of the portfolio.
RentCast is not a property-management system for rent collection, accounting or maintenance. It is a U.S. property-data and research tool for property records, rent and value estimates, comparable properties, listings and market data.

Do not compare only the monthly subscription
A fair comparison should normalize every vendor into an estimated annual total. At minimum, include the base plan, required add-ons, payment-related fees you expect to bear, e-signature costs, onboarding charges and any minimums that apply at your size.
How we evaluate software
Portfolio Cost Guide separates fit from price. A cheaper system can be the wrong choice if it forces manual work; a more expensive suite can also be wasteful if the team never uses its advanced controls. We therefore look at portfolio scale, accounting complexity, third-party owner workflows, transaction volume, maintenance operations, migration friction and total annual cost.
