Portfolio-size guide

Best property-management software for about 10 units

At 10 units, you can still use genuinely free or very low-cost software. The best choice depends less on “how many features” and more on whether your bottleneck is leasing, rent collection, bookkeeping, maintenance or professional owner reporting.

Research standard: plan and pricing details are checked against vendor-published sources. When exact portfolio pricing is not public, we label it quote-dependent rather than inventing a number. See our methodology.

Best starting points by use case: Innago for a zero landlord subscription; TurboTenant for a free leasing-first workflow; Stessa for investor finance; RentRedi for flat low-cost pricing; Hemlane when you want optional service help; TenantCloud for a low-cost paid suite; DoorLoop if you want a more professional all-in-one platform and can justify the higher base price.

Do you need paid software at 10 units?

Not necessarily. Ten units is still small enough that a free platform can cover a large share of day-to-day work. Paying makes sense when a specific feature, workflow or service removes enough friction to justify the subscription.

Best for the lowest landlord subscription: Innago

Innago's base landlord subscription is $0. The cost question shifts to transaction and screening fees and whether you choose to absorb them. See our Innago pricing & fees analysis.

Best free leasing-first benchmark: TurboTenant

TurboTenant also has a free plan, with Essentials and Pro priced annually for 1–10 units. That makes it easy to start free and then ask whether premium features are worth roughly $149 or $199 per year at this portfolio size.

Best finance-first option: Stessa

Stessa is designed around rental-property finances and investor workflows. If your main problem is bookkeeping, reporting and organizing the economics of your properties, it deserves a separate look from full property-management suites.

When Hemlane makes sense at only 10 units

Hemlane Basic calculates to about $48/month at 10 units. That is more than the free/flat low-cost tools, but the platform becomes more distinctive if you are evaluating its maintenance coordination or service layers as an alternative to doing everything yourself.

When to pay more for DoorLoop or a professional suite

If you already manage for other owners, have staff, or know you will grow quickly, buying a more professional workflow early can avoid a migration later. But do not pay for professional-manager complexity solely because it appears on a longer feature list.
