Best free property-management software for 10–50 units

“Free property management software” can mean four different things: a genuinely $0 landlord subscription, a free starter tier, a free plan that shifts fees to tenants, or a finance-first tool that is free until you need advanced operations. For 10–50 units, those differences matter.

Research standard: plan and pricing details are checked against vendor-published sources. When exact portfolio pricing is not public, we label it quote-dependent rather than inventing a number. See our methodology.

Best starting points by use case: Innago for a broad $0 landlord software subscription; TurboTenant for a simple DIY workflow with optional paid upgrades; Stessa Essentials for investor-first accounting and portfolio organization; Hemlane Starter as a free one-property on-ramp if you are considering Hemlane’s paid service tiers later.

1. Innago — best $0 subscription benchmark

Innago’s current pricing materials state no monthly landlord subscription, setup fee or contract. That makes it the cleanest benchmark when your first question is “Can I manage 10, 25 or 50 units without paying a software subscription?”

The caveat is transaction economics. Current Innago materials list $2 ACH payments, 2.99% card payments and approximately $30–$35 applicant screening charges, typically paid by the tenant or applicant unless the landlord chooses to absorb them. Read our full Innago pricing and fees analysis.

2. TurboTenant — best free-to-premium DIY path

TurboTenant currently offers a Free plan with listings, applicant screening and online rent collection, then optional Essentials and Pro upgrades. Premium pricing is based on portfolio size and billed annually. Essentials currently ranges from $149 to $349 per year; Pro ranges from $199 to $999 per year.

That structure can work well when you want to begin free and pay only when features such as expanded leasing, faster rent tools or accounting become important. The cost question becomes more noticeable as a portfolio moves through the 11–30, 31–60 and 61+ unit tiers.

3. Hemlane Starter — best free on-ramp to paid service tiers

Hemlane’s Starter plan is currently free, but it is not a free operating plan for a 10–50 unit portfolio. Hemlane’s support documentation limits Starter to one active property, one synced bank account, and excludes rent collection and maintenance. Its value here is as a no-cost way to evaluate the platform before moving into Hemlane’s paid software and optional human-coordination tiers.

Basic is currently $28 plus $2 per unit per month. Essential adds repair coordination at $28 plus $20 per unit, and Complete adds a deeper service layer at $28 plus $58 per unit. That makes Hemlane much more expensive than free software once you buy services—but the product is then solving a different problem.

4. Stessa Essentials — best free investor-first option

Stessa Essentials is currently free and supports unlimited properties. Its center of gravity is rental-property finances: bank feeds, basic financial reporting, portfolio organization, rent collection and investor workflows. Paid Manage and Pro plans add legal/eSign, advanced reporting and support features.

For an owner who thinks in terms of property performance and tax reporting before operational property-management workflows, Stessa can be a stronger free starting point than a traditional PM platform.

What “free” looks like at 10, 25 and 50 units

Portfolio sizeWhat to prioritizeFree-plan risk to check
10 unitsEase of setup, listings, screening, payments, maintenanceDo not overpay for features you will not use.
25 unitsLease workflow, reporting, payment reliability, supportManual work starts to become a real hidden cost.
50 unitsAccounting depth, repeatable workflows, staff access, integrationsA free subscription can be expensive if it creates extra labor or fragmented tools.

When should you stop optimizing for $0?

Free software is valuable only while it still supports the operation. At 25–50 units, one hour of repeated manual work every week can matter more than a modest subscription. A paid platform may be cheaper in practice if it removes duplicate entry, speeds up collections, improves accounting, or replaces coordination work.

Use our true-cost methodology to compare software cost with transaction fees and labor. If you are specifically comparing flat or zero-subscription models, see software with no per-unit pricing.
