Hemlane vs Innago: software cost or management help?
Hemlane and Innago can both make sense for independent landlords, but they solve the cost problem in very different ways. Innago removes the landlord software subscription; Hemlane combines software with optional operational services that can take work off the owner's plate.

Current Hemlane pricing structure
Hemlane's official pricing page currently lists a free Starter plan. Its paid plans use a $28 monthly platform fee plus a per-unit amount: Basic at $2 per unit, Essential at $20 per unit, and Complete at $58 per unit. Hemlane also advertises savings of up to 20% with annual billing. Because annual discounts and service needs can change, use the vendor's current calculator before purchasing.
| Units | Hemlane Basic | Hemlane Essential | Hemlane Complete | Innago landlord subscription |
|---|---|---|---|---|
| 10 | $48/mo | $228/mo | $608/mo | $0/mo |
| 25 | $78/mo | $528/mo | $1,478/mo | $0/mo |
| 50 | $128/mo | $1,028/mo | $2,928/mo | $0/mo |
| 100 | $228/mo | $2,028/mo | $5,828/mo | $0/mo |
Hemlane figures above are simple monthly calculations from the currently published $28 platform fee plus the listed per-unit amount. They do not apply annual-billing discounts or optional add-ons. Innago's $0 figure refers to the landlord software subscription, not every possible transaction or applicant cost.
Why the cheapest subscription is not always the cheapest operation
For a self-managed portfolio, software cost can be easy to compare while labor cost is harder to see. A platform that reduces maintenance coordination, tenant communication or local operational work may be worth more than its subscription if it replaces hours of manual work. That is the main reason Hemlane and Innago should not be judged only by the monthly software line item.
Innago's model goes in the opposite direction. The landlord software subscription is free, while the platform makes money through services such as payment processing and screening. Innago's FAQ currently states that ACH payments carry a $2 transaction fee and card payments 2.99%, typically paid by tenants unless the landlord chooses to absorb them. Screening reports are also charged to applicants by default.
Choose Hemlane first if…
- You want to combine software with optional operational support.
- Maintenance coordination or tenant communication is consuming meaningful time.
- You are willing to pay more when the service layer reduces hands-on management work.
- You want a path from software-only tools toward more assisted management without immediately hiring a full-service local property manager.
Choose Innago first if…
- Your top priority is eliminating the landlord software subscription.
- You are comfortable handling more of the management workflow yourself.
- You are comfortable with transaction and applicant-fee economics.
- You want to test a broad property-management platform without committing to a monthly software contract.
What about a 25-, 50- or 100-unit portfolio?
As the portfolio grows, Hemlane's service tiers become increasingly expensive because they scale per unit, while Innago's landlord subscription remains at $0. But that does not automatically make Innago the better choice at larger sizes. At 50 or 100 units, the value of reducing coordination work can also become much larger. The right comparison is therefore software cost plus the operational work that remains on your plate.
