Buildium vs Innago: which property-management model fits you?

Buildium and Innago overlap on leasing, rent collection and maintenance, but they are built around very different operating models. Buildium is a paid, deeper property-management platform for teams that need accounting, owner reporting and scalable workflows. Innago removes the landlord subscription and keeps the workflow simpler.

Research standard: plan and pricing details are checked against vendor-published sources. When exact portfolio pricing is not public, we label it quote-dependent rather than inventing a number. See our methodology.

Quick answer: Choose Innago first if keeping the software subscription at $0 is the priority and your accounting/owner-reporting needs are modest. Choose Buildium first if you manage for outside owners, need fuller property accounting, or expect team workflows and reporting to become the bottleneck.

How much more does Buildium cost?

Buildium currently publishes three starting prices: Essential at $62/month, Growth at $192/month and Premium at $400/month. At the published starting prices, that is at least $744, $2,304 or $4,800 per year before plan-dependent transaction fees and optional services.

Innago publishes a $0 landlord software subscription with no setup fee or contract. Its economics instead depend more on services around the workflow: for example, its current materials list $2 ACH payments and 2.99% card payments, generally paid by tenants unless the landlord chooses to absorb the charge.

The real difference is operating complexity

A landlord with a straightforward portfolio may not benefit from paying for a deeper accounting and owner-reporting stack. A professional manager, however, can quickly value features that reduce reconciliation work, standardize owner statements, organize staff permissions and keep client-facing reporting inside one platform.

That makes the decision less about “free vs paid” and more about what work the software replaces. Paying several thousand dollars per year can be rational if it replaces enough accounting, reporting and coordination labor. Conversely, paying for depth you do not use is simply overhead.

Which is better by portfolio size?

  • 10–25 units: Innago is usually the more natural first comparison when the owner self-manages and wants broad core tools without a subscription. Buildium becomes more compelling if the portfolio is managed for clients or accounting requirements are already professionalized.
  • Around 50 units: operational complexity matters more than door count alone. If owner statements, team roles and reconciliation are consuming time, Buildium’s paid structure may be easier to justify.
  • 100+ units: evaluate staff workflow, accounting controls, integrations and owner reporting explicitly. A $0 subscription remains attractive, but software depth can become more valuable than headline price.

Where Buildium is stronger

  • Double-entry property accounting and bank reconciliation.
  • Dedicated owner reporting and portals for third-party management.
  • Broader workflow automation, integrations and customization.
  • More structure for teams managing many client relationships.

Where Innago is stronger

  • No monthly landlord software subscription.
  • Low-friction starting point for self-managing landlords.
  • Core leasing, screening, payments and maintenance workflows without a paid tier requirement.
  • Cost does not automatically rise just because the portfolio adds more units.

Bottom line

Our fit test: if your main problem is software cost, start with Innago. If your main problem is accounting, owner reporting or team process, start with Buildium. Then compare total annual cost against the hours and outside tools each option can actually replace.
