Buildium pricing in 2026: plans, fees and real cost
Buildium publishes three core plans, but the subscription is only the first layer. Payment processing, eSignatures, bank setup and optional services can materially change annual cost.
Research standard: plan and pricing details are checked against vendor-published sources. When exact portfolio pricing is not public, we label it quote-dependent rather than inventing a number. See our methodology.

What Buildium costs at 25, 50 and 100 units
Buildium's public pricing page gives plan starting prices rather than a simple “price per unit” formula for every portfolio. That means the honest way to compare it at a given size is to start with the relevant plan and then add your payment, signature and optional-service volume.
25 units
Essential may be the natural starting benchmark if core professional accounting and owner workflows are required. Compare the base price with lower-cost landlord-first tools if you manage only your own properties.
50 units
Transaction and eSignature volume can become material. Growth may justify its higher base price if lower per-use costs and automation replace enough manual work.
100 units
API, reporting, staff workflow and owner accounting tend to matter more. Model the cost of the plan against the cost of fragmented tools and labor.
When Buildium is likely worth the premium
- You manage properties for outside owners and need professional owner accounting.
- You need a broad leasing, maintenance, payment and reporting suite in one system.
- Staff permissions and repeatable processes matter more than the lowest subscription.
- You expect the portfolio or management business to keep growing.
When a lower-cost alternative deserves a look
If you self-manage your own rentals, especially under 50 units, a free or flat-price product can be financially compelling. Compare Buildium vs Innago, Buildium vs Hemlane, and our Buildium alternatives under 50 units.

Annual subscription benchmark before usage fees
Multiplying the public starting monthly prices by 12 gives a simple base-subscription benchmark: about $744/year for Essential, $2,304/year for Growth and $4,800/year for Premium. This is not a quote—the actual total can be higher once transaction volume and add-ons are included.
| Plan | Starting monthly | 12-month base benchmark |
|---|---|---|
| Essential | $62 | $744 |
| Growth | $192 | $2,304 |
| Premium | $400 | $4,800 |
Why transaction volume can reverse the cheapest-plan decision
Essential has the lowest subscription, but it also has higher published incoming EFT and eSignature prices. A manager processing many payments and lease documents can therefore narrow the gap to Growth. The right calculation is not “Which plan has the lowest base fee?” but “Which plan has the lowest total cost at my transaction volume?”
That is why our Buildium true-cost calculator asks for payment and signature volume instead of comparing subscriptions alone.
