Innago vs Stessa: operating workflow or financial reporting?

A zero-dollar starting price does not distinguish these products. Start with the work you need to finish each week and at month-end.

Decision: evaluate Innago for the landlord’s operating workflow; evaluate Stessa when organizing property financials and reporting is the main problem. Verify overlap before adding a second system.

Compare the financial commitment

Stessa offers free Essentials, Manage at $15 monthly or $12/month paid annually, and Pro at $35 monthly or $28/month paid annually. Innago’s landlord subscription is $0. Usage charges and optional services must be compared separately.

Illustrative subscription budgetAnnual cash cost
Stessa Manage, monthly billing$180
Stessa Manage, annual billing$144
Stessa Pro, monthly billing$420
Stessa Pro, annual billing$336
Innago landlord subscription$0

The table is arithmetic from published subscription prices; it is not a total-cost estimate. Do not select annual billing purely for the discount before verifying that the workflow meets your needs.

Run an operating test and a reporting test

For operations, follow a resident from application through a lease change, rent payment and maintenance request. For reporting, take a month containing a repair, a refund and an allocation error. Ask each product to show how the error is corrected and how the final figures reach your accountant.

Keep the test identical. A report that looks polished may still require manual preparation; a free operating tool may still satisfy your reporting needs. Judge the result against the output you need rather than a long feature checklist.

When using both can create extra work

Two products can make sense when they solve distinct problems, but first choose which one owns the authoritative ledger. Record how corrections flow between them and how duplicate transactions are prevented. If you cannot explain the reconciliation process, the second application may create more work than it removes.

Choose by the recurring problem

  • For a subscription-sensitive DIY landlord, start with the free workflow and identify an actual limitation before upgrading.
  • For a reporting-heavy investor, test the exact report and transaction classification that consumes time now.
  • For a manager serving outside owners, verify owner accounting and access controls independently; neither a free price nor an investor label proves fit.
