Innago vs TenantCloud: fees, lease limits and upgrade triggers

Compare the cost of the workflow you need at your active lease count. Unlimited properties and unlimited leases are different claims.

Start here: use Innago as the no-subscription benchmark. Evaluate TenantCloud when a specific paid-tier workflow justifies the subscription, rather than treating a higher plan as automatically better.

The TenantCloud table distinguishes lease limits from its unlimited-property language. Prices exclude applicable taxes; payment services and other usage charges require their own review. Innago has a $0 landlord subscription, with usage charges detailed in our dedicated pricing guide.

What changes at 25, 50 and 100 leases?

With 25 active leases, Growth is the first listed TenantCloud tier that meets the numerical limit. With 50, that becomes Pro. A 100-lease operation needs a Business discussion. This is only a capacity filter: a required feature can move a smaller portfolio into a higher plan. Do not count buildings when the limit is leases.

Suppose you are moving from spreadsheets at 25 leases. Write down the tasks you want to remove, then compare the annual subscription against the value of those tasks. Keep payment fees separate and use the same payment count for both vendors. Otherwise, a subscription comparison can conceal a more expensive collection workflow.

A useful demonstration script

  1. Create a tenancy and amend its dates.
  2. Record one full payment, one partial payment and a correction.
  3. Route a maintenance request and record completion.
  4. Produce the report you currently send to an owner or accountant.
  5. Export a closed tenancy with its balance and supporting records.

Ask which actions require a higher tier or additional user permission. The best fit is the product that handles your real exception cases with understandable records. We have not run a hands-on comparison and do not score ease of use from marketing claims.

Switching without paying twice unnecessarily

Choose a cutover date, reconcile opening balances and decide which system will be authoritative for each period. Avoid inviting tenants to two payment portals without clear instructions. Compare cancellation and export requirements before loading the entire portfolio. Retain your existing record archive until migration has been checked.
